Well basically my system should be able to run this game with any mods no problem with absoloute ease, but for some damn annoying reason, i cant get above 30fps unless I look at the floor or sky and when I come out of building for example, the building textures look like paper mache for a second or two then go normal, and things like walls etc take time to load so i crash into them.

This is my pc specs:

AMD Athlon II x4 630 2.8GHz
ATI Radeon HD 5770 1GB OC'd
4gb RAM
800W PSU
Windows 7 Home Premium 64-Bit

Rest is not needed.

Please help me with this utterly strange problem, thanks.
